Short term rental Berlin
Short term rental in Berlin usually means a fixed end date: a sublet until the tenant returns, or a holiday flat priced by the night. Both leave you searching again just as you settle in. Ours works the other way round. The lease starts at three months and then runs open-ended; you give three months' notice when you are ready.
That fits a project with a Berlin employer, a research stay, an internship, an exchange semester, or simply the first months while you look for something permanent. Two houses, both central: STACEY Mitte on the Fischerinsel, STACEY Moabit on Stromstraße with a garden.
Everything is furnished and connected when you arrive, and one monthly rate covers furniture, heating, electricity, water, WiFi and weekly cleaning of the common areas. Booking is online, the lease is digital, the key is on your phone.
No end date forcing you to move. Three months minimum, then you decide, with three months' notice. If the project runs longer, you simply stay.
You get the Wohnungsgeberbestätigung before moving in. Most Berlin sublets cannot offer this, which blocks the tax ID, the bank account and sometimes the work contract.
We invoice the company and issue a rental confirmation for HR on request. Project stays are among the most common reasons people come to us.
Common areas, events and a community team on site. Arriving alone in a new city is the hard part, and a sublet leaves you to solve it yourself.
If you need a place for a few nights or weeks, book a serviced apartment. We do not rent short-term in Berlin, and saying so now saves you the trip through our booking flow. In Hamburg we do have two short-stay houses bookable from a single night, but they come without a registration confirmation. Berlin is built for people who actually live here and want to register.
Three months in Berlin. Anything shorter only works at our two Hamburg short-stay houses, which are bookable from one night up to 180 nights. The Berlin houses are residential leases, which is precisely what makes registration possible.
No, and that is the main difference to most short-term offers. After the three-month minimum the lease continues open-ended and is ended with three months' notice to the end of a month. You never renegotiate to stay longer.
The three-month minimum and the three-month notice period still apply, so in practice the earliest you can leave is six months after moving in. If you already know it will be shorter, a serviced apartment is the honest recommendation, and we would rather say that now than at checkout.
There is nothing to extend. The lease has no end date, so staying longer requires no action at all. That is the practical advantage over a sublet, where every extension depends on someone else's plans.
For anything beyond a few weeks, considerably. Serviced apartments price by the night, and the nightly rate multiplied by ninety is far above a monthly rent that already includes bills, WiFi and cleaning. The trade is flexibility: they let you leave next week, we do not.
